DEFINITION OF THE WORK.

The present project aims at describing the intervention of rehabilitation of the building placed in the street Manyans nº 4, of the City of Valencia.

The building in the present constitutes a construction disinhabited and spoiled by the step of the time. Originally it was from use residential, also single-family. Typical house of workmen or workshop from mid the 19th century. With this project it is intended to retrieve the original use of single-family housing in altitude. While devoting the ground floor to premises of administrative use (office open to the public of the same owner).
This promotion is from character private and for own use. And it resorts to the help to "Protegibles performances on the subject of housing" of the Decree 113/1996, of 5 June of the Valencian Government.
With this intervention it is intended to readapt a building of residential single-family character that will accommodate a compound family of mother and three sons. Even though it is not protected at any level it is attempted to servar the formal character, while making the tipo-morfològica reading from the public way continue hear the one inherited by us.

This building finds placed in CIUTAT VELLA, in particular in the NEIGHBORHOOD OF THE MARKET. Therefore it resorts to the P.E.P.R.I. valid (of definite approval 19-February- '93) of this neighborhood. Their site has a zoning of Urban Ground of residential Use, as it is specified in the Special Plan of Protection and Inner Reform of the Neighborhood of the Market, while he does not specify a Level corresponding to Architectural protection.

The building is an property of the promoter. Having been bought (it dates from 4 June of 1996) to the help of purchase in order to accommodate herself on the part of the promoter-user.

The ground floor will dedicate itself to premises of administrative use. The rest of plants: mezzanine, first, second, third and attic or study will dedicate to housing.

COMPOSITION OF THE BUILDING.

The program of needs required by the property, develops in the following way:

GROUND FLOOR:

It is structured in two zones:

1) main access to premises devoted to office to directed public by the same owner (object of study through a project of patent medicine activity).
2) With a back zone devoted to lumber room. Joint in the access to the stair, placed in the bottom of the plant.


FLOOR OF MEZZANINE :

Devoted to element of step and filter between the ground floor and the housing. Treats itself from a space attached to Floor 1ª. Besides the traffic space it enjoys, also, a toilet. It constitutes the first plant of residential use.

FIRST PLANT:

It is a matter of the 2ª plant of housing, devoted to diurnal floor. It composts from kitchen and dining room.

SECOND FLOOR:

It is composed of a distributor that gives service in a complete bath, a double bedroom and one simple.

THIRD PLANT:

Of the same disposition than the former one, it is compound of bath and two bedrooms, a double and another simple.

FOURTH PLANT:

Treats itself of a space diaphanous, dedicated to zone of study or ludic for the children. And moreover it enjoys a small uncovered terrace.

The set of plants they articulate circulatory through the stair placed in the background of the construction, against the back façade.

URBANISTIC SETTING.

With this proposal it has been attempted to combine three requirements: the 1st and more important from the urban point of view is the protection, in spite of not to be this protected building. Such circumstance makes merely environmentalist and monumentalist a concept of the preservation of the patrimony in this city of root in overdraft, once building has been untied of the concept of typology. The 2nd requirements typical of the property; that it contemplates the realistic point of the economical availability of a popular family -always precarious- in the intervention and the 3rd of composition, in plants, section and façades in a way of contemporary intervention, that it will reflect the existence of internal functioning of the housing coupling it to a system of emptiness and solid that it solved functionally and hygienic, the requirement boarders, where it is necessary to continue giving the urban reading of the workshop home of root of city Gothic - mercantile.

HISTORYGRAFIC APPROACH AND CURRENT STATE.

With respect to the first requirement we find that the P.E.P.R.I. of the NEIGHBORHOOD OF MERCAT it does not protect the building at any Architectural level, that although does not treat itself of a piece singular or "ideal", one is from the last models of the c/Manyans with this typology. It constitutes the last center line of a building with courtyard that gave façade in the street of saint Vicent. Therefore it can be concluded that the motive building of this intervention is a fruit of a segregation of the ancient site of the building of the corner with c/ of saint Vicent. That it uses the existing walls to build a home-workshop later in this date of 1.852, which is detected, also, for the use of iron of foundry and not of forge in the balconies. The building in spite of being of a thick knack one sustains some composition and good chore of those, possibly teachers of homes from mid the 19th century, obviously with a minor tone. With everything it gives us a track as long as the intervention in this is merely from reconstruction, expensive it frequents of patching up slight pathologies. Of bill much more modest than the bordering one of the corner to c/ of saint Vicent of prebourgeois and posterior bill under construction in ours (then we have found two practiced windows - later blinded- to the sharecropper with that placed in the mezzanine and in the 1ª plant) for which it is licit from thinking a certain delay in the construction of both buildings. Even though they share ancient walls of the former construction.

Even though along an intervention made in a building it keeps on giving us new clues in order to gauge, the link that shapes this construction, in a more correct and irrefutable way in the fabric and historical evolution of the city, we think that it is necessary to advance some hypotheses of advance that will be confirming on keeping on descrostant the walls, wattles that hide us the reality fulfilled of the building. And that somehow it has to be left as a study- we put for case with an annex- on to finish the works. Although one thinking that this intervention is from it more in the to devenir of the life of the construction. The definite one not being this and behind.

This building is the result of constructing about the constructed one. The building, preserves the spatial disposal in altitude of the house -workshop: ground floor with mezzanine, for the mercantile elaboration, floors 1st and 2nd for housing and din or chamber in last floor, with the shutter in façade, that denotes the reduction in altitude for the slope of the cover.

This building has a cumbersome façade, however, the clear, convincing and omnipresent concept (from Perpinyà as far as Alacant) of clean and cut plans sustains that architectural spaces close more complexes. These are constructions that adapt themselves very well to the type of house interdividing and that they allow of sustain a great unit of corridor street.

With respect to the plant, of entry, we find the position of the stair that if from a resistant point of view it is correct, from the compositiu constitutes "a typological stranger" their disposition in the center line 2ª about the back façade. Possibly for that in origin the back well would be a patiet belonging to this construction. Or fruit of a servitude preestablished among owners.

The walls and partition walls are coated of black plaster or/and mortar of whitewash. The dividing walls are from factory of solid brick of 1 foot already solved with solid bricks of 28 to 30 cms for 14 of head and 4,5 cm of thickness, prisoners with mortar of whitewash, many times crystallized.
The cover holds with a structure of wood, rafters that sustain the laths, above of them a board of bricks, with after tile. In the 2ª center line added, on these, a pavement by tiles of terracotta 40 x 40 cm.

In the ground floor one has revealed himself the existence of a well of water, already blinded and covered by a slab of stone.
The pavements are a ceramic Valencian tile, of final stages of the last century or starts of this, shaping motives through their coloring. In the stair of ceramic tiles of 30 x 30 cms, finished with nose of wood, of resinous pine wood pine. A lot everything deteriorated. The handrail is from partition walls of incentives limed of plaster and painting with the enamel or whitewashed.

For the objects of manufacturing, inscriptions in the walls, etc it seems that this house, devoted to locksmith's shop, managed to use of forging and foundry the 1st floor for the elaboration of metallic objects, leaving the housing from the 2ª plant.
