PRE-EXISTENCES.
The site placed in an industrial estate is rectangular in form among sharecroppers and has an area of 421 m2.
URBANISTIC SETTING
Has been attempted to harmonize the industrial character of the environment with the own requirements for a company open to the public as well as with respect to the building firstly projected, while giving the suitable importance to the back façade, that it requires that to relapse to the green zone and near the future connection with the helmet ancient, passing the ravine. With everything it is attempted to improve the urban image of the population creating "façade" to the promenade and not, like step very often, considering the part back of the industries like a simple zone of "end" without aesthetic quality.
On the other hand it is attempted to create the "logotypes image" of the company through the façade with the four outer pillars that they do not connect with the visor, while making curtain the ends according to an inclined straight line and that bear the footbridges of cleaning of the wall in overhang (without touching the façade of the building) to mode of sculpture.
FUNCTIONAL STUDY
In accordance with the program of needs, the present project is the result of some very determining specific requirements on the part of the estate and of the ordinances as well as of the initial project.
Because of this, has been broadened in two center lines the zone devoted in production according to the characteristics designed formerly, the zone of the façade in the green zone has been designed repeating the zone of the former façade in a symmetrical way although adapting the compartmentalization to the needs of this enlargement.
COMPOSITION.
The program of needs asked for the estate develops in the following way:
GROUND FLOOR. It is structured in four clearly clear-cut zones:
a) A zone destined for commercial warehouse.
b) An access of staff and customers with a destined hall to exhibition and reception.
c) A zone of wardrobe, salts, step in the courtyard and scale of rise in superior floor, of electricity and toilet for customers.
d) Zone of production that broadens that of the initial project in two center lines.
ATTIC FLOOR. Office of the attendant, offices, emptiness on warehouse and exhibition. Scale blown up that joins it to the first floor.
FIRST FLOOR. Offices of director, secretary's office, accounting, office, toilet, waiting room, corridor of circulation, scale blown up about the emptiness of the exposition and that joins second to the floor it and footbridge of interconnection with in zone of finishes broadened in two center lines with respect to that of the building firstly projected.
SECOND FLOOR. Open space, without precise fate.
